Thomas P. Farnoly Jr. is a Principal at Springer Capital, LLC and has over 12 years of experience in real estate and financial services. Prior to his experience at Merion, Mr. Farnoly was at Philadelphia Private Capital (PPC), a real estate merchant bank and private equity firm where his main responsibilities included analyzing real estate investments across all major sectors, evaluating real estate deal structures, and underwriting the portfolio investments of two proprietary real estate funds. During his career, Mr. Farnoly has worked at both Blackrock and The Vanguard Group where he served in a variety of roles in finance and investment management. He is a member of the Urban Land Institute and has a Pennsylvania real estate license. Mr. Farnoly earned a Bachelor of Science degree in Business Administration from Georgetown University where he was also a member of the varsity heavyweight crew team.
Thomas S. Greenwood III is a Principal at Springer Capital, LLC and has over 12 years of experience in commercial real estate. He most recently was a partner at Centura Capital Partners, a real estate investment firm located in Conshohocken, PA. Throughout his career, Mr. Greenwood has assisted in placing more than $650 million in debt and equity financing across all real estate asset classes. He has also assisted in investing $35 million in two real estate private equity funds. Prior to joining Centura, he was a Director at Philadelphia Private Capital/US Realty Capital, a commercial merchant banking and private equity firm, Mr. Greenwood was responsible for new business development and structuring deals across the entire capital stack including permanent, construction, mezzanine, bridge, and joint venture equity funding. In addition, he serves as the Vice President of the 250 S. 17th Street Condo Association and is the Financial Secretary for the Wyndmoor Hose Company, where he volunteers as a fire fighter. He is a member of the Urban Land Institute, Mortgage Bankers Association and has a Pennsylvania real estate license. Mr. Greenwood holds a Bachelor of Arts in Political Science from Roanoke College in Roanoke, Virginia.
Russell D. Rhoads II is an Analyst at Springer Capital, LLC and is responsible for the underwriting of new investment opportunities, supporting the asset management of existing investments and preparation of presentations to investors. Prior to Springer Capital, he held an internship position at Federal Realty Investment Trust, a REIT in Rockville, Maryland. He is a graduate from the Wharton School of Business at the University of Pennsylvania with a Bachelor of Science in Economics (double concentration in Real Estate and Finance). While at Penn, he played varsity baseball and was involved with the Wharton Undergraduate Real Estate and Finance clubs. Russell is also a member of the Urban Land Institute in Philadelphia.
